A farmhouse in North Delhi for a party makes sense when most of your guests live in Rohini, Pitampura, Model Town, Civil Lines or across the border in Sonipat. Instead of driving everyone to Chattarpur or Gurgaon, you can use the farmhouse and party-lawn belt along GT Karnal Road, Alipur, Narela and Kundli. Most venues here are large lawns that charge per plate, Delhi's liquor and music rules apply on the Delhi side, and Kundli follows Haryana's. This guide covers where to look, what it may cost and what to check before you pay.
Quick answer
To book a farmhouse in North Delhi for a party, look along GT Karnal Road and Alipur first, then Narela or Kundli. Expect most lawns to quote about ₹1,000–₹2,000 per plate and smaller farms to rent from roughly ₹25,000 a slot. Serving liquor needs a Delhi P-10 licence (a Haryana permit in Kundli), and outdoor music ends at 10 PM.

Why Book a Farmhouse in North Delhi for a Party?
North Delhi works best when your guest list is mostly north and north-west of the city. Most of Delhi's best-known farmhouse areas are in the south, so a party there can mean a 60–90 minute drive each way for guests from Rohini or Model Town. The North Delhi belt cuts that down.
- Close to North and North-West Delhi. Guests from Rohini, Pitampura, Shalimar Bagh, Model Town, Ashok Vihar and Burari usually have a short drive up GT Karnal Road (NH-44).
- A big choice of lawns. WeddingWire's GT Karnal Road and Alipur lawns and farmhouses category lists 29 venues, with stated capacities from about 50 guests up to 2,500.
- Easier from West Delhi now. The Urban Extension Road-II (UER-II) runs from NH-44 at Alipur past Bawana, Rohini, Mundka, Najafgarh and Dwarka towards IGI Airport, and its first phase became operational in August 2025. Guests from Dwarka or flying in no longer have to cross the city centre.
- Food included. Many venues here are lawns run by caterers, so food, service staff and basic décor come as one package.
The trade-off is wedding demand. From late November, Saturday evenings on GT Karnal Road compete with weddings and receptions, so book 4–8 weeks ahead for a winter weekend, or choose a Friday, a Sunday lunch or a weekday slot.
Which Area in North Delhi Is Best for a Farmhouse Party?
The best area is the one closest to most guests, with parking inside the property. Listings often use "GT Karnal Road" or "Alipur" for anything between Mukarba Chowk and the Haryana border, so ask for the exact address and a map pin. The main areas:
| Area | Best for | Watch out for |
|---|---|---|
| GT Karnal Road and Alipur (NH-44) | Big family functions, mehendi, cocktail nights, receptions; guests from Model Town, Ashok Vihar, Civil Lines | Highway service lanes and U-turns; Saturday wedding traffic in season |
| Village belt off Alipur (e.g. Bakhtawarpur side) | Smaller farms for birthdays, kitty lunches and family dinners; some flat-rent options | Narrow village roads; confirm parking, lighting and a clear map pin |
| Narela and Bawana | Outer Rohini and Bawana guests; budget lawns and day functions | Longer drive for South and Central Delhi guests; check the approach after dark |
| Kundli, Singhu and Delhi Road, Sonipat (Haryana) | North Delhi plus Sonipat guests; resort-style farms and rent-based venues | Different state rules; border checkpoint traffic; buy liquor in Haryana only |
A general guide to the area, not a list of specific properties. Drive the approach once in the evening before you book.
GT Karnal Road and Alipur hold most of the large lawns. The village roads off the highway have smaller farms, which suit birthdays, anniversary dinners and kitty lunches for 20–80 guests. Narela and Bawana are worth a look for outer Rohini guest lists.
Kundli, just past the Singhu border, is in Sonipat district, Haryana. It can work well when guests come from both North Delhi and Sonipat, but the liquor rules change at the border (see below), and evening traffic at the checkpoint can add time. If most of your guests live in South Delhi instead, compare with a farmhouse in Chattarpur for a party.
How Much Does a Farmhouse in North Delhi Cost for a Party?
Most North Delhi party farmhouses charge per plate, with food included, and listed starting rates sit mostly around ₹1,000–₹2,000 per guest. Smaller farms that charge a flat rent may cost roughly ₹25,000–₹75,000 for a slot for 20–50 guests, before food (estimate). Know which model you are being quoted:
- Per plate. On WeddingWire's GT Karnal Road and Alipur list, the venues that show a price start between about ₹750 and ₹3,500, with most between ₹1,000 and ₹2,000. On VenueLook's Alipur farmhouse list, the featured venues start at ₹1,500–₹2,000 per plate, and the page's FAQ gives a wider range of about ₹550–₹2,500.
- Flat rent. Some farms rent the property and let you bring a caterer. VenueLook puts minimum half-day rent in Alipur at about ₹10,000, rising above ₹1 lakh for bigger venues. Across the border, VenueLook's Sonipat birthday farmhouse list shows full-day rents of about ₹25,000–₹2,50,000 and per-plate rates of about ₹550–₹1,800.
| Cost item | Typical range |
|---|---|
| Small flat-rent farm, day or evening slot (20–50 guests) | ₹25,000–₹75,000 for the venue (estimate) |
| Per-plate party lawn, GT Karnal Road and Alipur | Listed starting rates from about ₹750 to ₹3,500; most ₹1,000–₹2,000 per guest |
| Half-day rent where offered (Delhi side) | From about ₹10,000 to over ₹1,00,000, depending on size |
| Full-day rent, Sonipat farmhouses | Listed at about ₹25,000–₹2,50,000 |
| Overnight stay with rooms | Often 1.5–2× the slot rate (estimate) |
| DJ with sound | From about ₹10,000; more for lights and a dance floor (estimate) |
| P-10 licence (Delhi side, if serving liquor) | Reported at ₹15,000 for farmhouses in 2026 |
| Security deposit | Commonly ₹10,000–₹50,000, refundable after inspection (estimate) |
Listed rates are starting prices and usually exclude taxes. Many venues show "request pricing" instead of a number. Saturdays from late November to mid-December, Christmas week and New Year's Eve are usually priced higher.
Sample budgets by guest count
These worked examples show how the two pricing models add up. They are estimates, not quotes:
| Party | Rough total (estimate) |
|---|---|
| 40 guests, flat-rent farm, outside caterer at ~₹900 | ₹40,000 + ₹36,000 + ₹15,000 décor/DJ ≈ ₹91,000 |
| 100 guests, per-plate lawn at ~₹1,400 | ₹1,40,000 food and venue + ₹25,000 décor/DJ ≈ ₹1,65,000 |
| 200 guests, per-plate lawn at ~₹1,700 | ₹3,40,000 food and venue + ₹50,000 décor/DJ ≈ ₹3,90,000 |
Add the P-10 fee if you serve liquor, plus taxes and the refundable deposit. Per-plate venues often set a minimum guarantee, so confirm what you pay if fewer guests turn up. For a line-by-line budget, see how much a farmhouse party costs in Delhi NCR.
What Rules Apply to a Farmhouse Party in North Delhi?
Alipur, Narela, Bawana and the GT Karnal Road belt are in Delhi, so Delhi's excise rules apply there. Kundli is in Haryana. Plan around five rules.
Liquor on the Delhi side: the P-10 licence
Serving liquor at a private function in a farmhouse without its own bar licence generally needs an occasional P-10 licence from the Delhi Excise Department. A 2026 guide to Delhi liquor licences says it covers functions of 25 or more guests, costs ₹15,000 at farmhouses, banquet halls and motels, and is applied for online on the e-Abkari portal before the event. Buy from a Delhi vend and keep the bills.
Liquor in Kundli: Haryana's permit
Delhi's P-10 does not apply in Kundli. Haryana issues its own permit for serving liquor at private functions; third-party guides describe it as the L-12A. Ask the owner which permit applies and who arranges it, buy liquor from a Haryana vend, and do not carry bottles across the Singhu border in either direction. Our guide to a farmhouse on Sohna Road for a party explains the Haryana permit in more detail.
Music: outdoors ends at 10 PM
India's Noise Pollution (Regulation and Control) Rules, 2000 do not allow loudspeakers or public address systems in the open between 10 PM and 6 AM, except in closed premises. The rule applies in Delhi and Haryana. Many lawns on GT Karnal Road sit side by side, so plan the dance floor for the early evening. Our DJ or live band guide has a timing plan that fits the limit.
Pollution: GRAP and fires
From October to February, the NCR's Graded Response Action Plan can restrict diesel generators, coal or wood tandoors and open fires as air quality worsens. Ask whether the farm's backup power and live counters are compliant, and keep a covered plan B. Our GRAP rules guide for weddings and parties explains each stage. Skip fireworks; Delhi has restricted firecrackers for years.
Land status near the Yamuna
Parts of North Delhi between GT Karnal Road and the Yamuna lie in or near the river floodplain, where the DDA has been clearing encroachments; the Tribune reported, citing an RTI reply, that the DDA had reclaimed over 1,000 acres of Yamuna floodplain. If a farm is on the river side of the highway, ask the owner whether there is any notice on the land and search the address in recent news. Pay only a small advance until you are comfortable. Guest limits, slot timings, outside vendors, décor and the deposit vary by farm, so also use the question list in our guide to farmhouse rules to check before booking.
How Do Guests Reach a North Delhi Farmhouse?
Most guests will drive or take a cab. Share a map pin and a landmark on the highway, because many venues sit on service lanes and the next U-turn can be a few kilometres away.
- By road from central and north Delhi: GT Karnal Road (NH-44) via Mukarba Chowk.
- From West Delhi, Dwarka and the airport: UER-II, which joins NH-44 at Alipur.
- By metro: the Yellow Line ends at Samaypur Badli and the Red Line at Rithala; guests can take a cab from there.
- Coming soon: the Rithala–Narela–Kundli (Nathupur) metro corridor, approved in December 2024 with 21 elevated stations over 26.463 km, is planned to be completed within four years of approval. It is not open yet, so do not plan around it this season.
For a late party, arrange two or three cabs in advance for older guests, and keep the venue's gate number and a local contact handy for drivers.
Which Parties Suit a North Delhi Farmhouse Best?
North Delhi suits parties where space, food and an easy drive for family matter more than a private pool villa:
- Big family functions: a lunch or dinner for 100–500 guests with relatives from across North Delhi and Sonipat.
- Birthday and anniversary dinners: a small lawn or farm for 40–150 guests, with heaters in winter. See our guide to choosing a farmhouse for a birthday party.
- Mehendi, sangeet and cocktail nights: the larger GT Karnal Road lawns can hold a few hundred guests.
- Kitty lunches and reunions: weekday slots at the smaller farms off Alipur are easier to get in the wedding season.
If you want a pool villa with rooms for a small overnight group, you may find more choice in Chattarpur or on Sohna Road; our day-use vs overnight farmhouse guide helps you decide which slot you need.
How to Book a North Delhi Farmhouse Without Surprises
- Map where guests are coming from. Model Town and Civil Lines lists suit GT Karnal Road; outer Rohini suits Narela or Bawana; Sonipat relatives suit Kundli.
- Fix the guest count and slot. Lunch, evening or overnight changes the price and the shortlist.
- Ask: per plate or flat rent? Compare the total for your guest count, including taxes and any minimum guarantee.
- Do a menu tasting. At per-plate venues the food is the venue, so taste before you sign.
- Visit at party time. Check the lawn, washrooms, parking, lighting and the highway approach after dark.
- Check which state you are in. Delhi or Haryana decides the liquor permit.
- Get every rule in writing and pay traceably.Timings, guest limit, music, outside vendors, liquor and deposit; pay a small advance by bank transfer or UPI to a named account. See how to book a farmhouse safely for scam red flags.
